Iplex Pro-Fit / Typlex 1050 Polybutylene Pipe Failures

One significant issue affecting WA homes is the failure of certain Iplex Pro-Fit/Typlex 1050 polybutylene plumbing systems.


Iplex has acknowledged complaints relating to plumbing failures involving Pro-Fit polybutylene products in Perth. In November 2024, the WA Government, Iplex Australia and participating builders announced an Industry Response supporting homeowners experiencing plumbing failures in WA homes constructed with Pro-Fit Typlex 1050 resin polybutylene plumbing pipes.


The product was certified to the relevant Australian Standard at the time of manufacture, but a significant number of installed systems have subsequently experienced premature failures.

Ageing Copper Pipework

Copper is a durable plumbing material and can provide a long service life when correctly installed and operated. However, copper is not immune to corrosion or deterioration.


As a copper plumbing system ages, individual failure points can develop through mechanisms including:


  • pitting corrosion
  • corrosion associated with water chemistry
  • erosion-corrosion
  • mechanical stress
  • excessive flow velocity
  • pressure fluctuations
  • installation-related defects
  • electrical stray-current or bonding issues in some circumstances
  • interaction between dissimilar metals


A single pinhole leak does not automatically mean an entire copper plumbing system has failed. However, multiple failures occurring across the same system can be an indication that the pipework should be assessed as a system rather than simply repairing each individual leak.



Electrical Bonding, Stray Current and Copper Corrosion

Electrical issues can contribute to copper pipe corrosion in some circumstances.


Incorrect electrical bonding, stray electrical current or other electrical faults can create conditions that contribute to electrolytic or stray-current corrosion.


This should not simply be labelled "electrolysis," as different corrosion mechanisms can be involved, including galvanic corrosion between dissimilar metals.


Where a property experience repeated unexplained copper pinhole failures, particularly where there are signs of electrical or bonding issues, both the plumbing and electrical systems may require professional assessment.



Water Chemistry and Desalinated Water

Water chemistry can influence the performance and longevity of copper plumbing.


Perth's water supply includes a combination of surface water, groundwater and desalinated water. Water hardness and mineral content can therefore vary.


The Australian Drinking Water Guidelines recognize that very soft or unbuffered desalinated water can, in some circumstances, exacerbate corrosion, particularly in hot-water systems.


This is important when assessing older copper plumbing because the condition of an existing pipe is influenced not only by its age, but also by the water chemistry it has been exposed to throughout its service life.


Mineral deposits that have accumulated inside older pipework should not be considered a guaranteed protective "self-healing" mechanism. They may alter the internal surface condition of the pipe, but they do not eliminate the underlying causes of corrosion or deterioration.



Water Pressure and Ageing Plumbing

Water pressure is another factor that should be considered when assessing an ageing plumbing system.


Water Corporation confirms that water pressure varies between properties and can change with factors including elevation, network conditions, flow and time of day.


Water Corporation's Perth metropolitan service standard provides for static pressure between 15 and 100 metres head, subject to applicable conditions.


Importantly, Water Corporation also states that excessive water pressure can increase the occurrence of leaks and bursts and may shorten the life of appliances and plumbing fixtures.


Pressure fluctuations can place additional mechanical stress on ageing pipework and fittings.


For this reason, Tactical Detection may recommend pressure testing where appropriate and, where excessive pressure is identified, consideration of a pressure reduction valve.


A pressure reduction valve is not automatically required on every property. It is a preventative measure that may help manage excessive pressure and reduce stress on the property's plumbing network where pressure conditions justify its installation.



Why Leak Detection Matters

When a property has an unexplained water loss, recurring leak or suspected concealed failure, the first step should be determining whether there is actually an active leak and locating its source accurately.
